While the location of your property is undoubtedly important – buying properties that are in or near prime locations sets you up for at least a decent profit in the future when the value of your investment inevitably appreciates, timing your purchase is equally, if not more critical.
Besides doing research on the timeline of economic developments in the area, buying your property at just the right time could net you significant discounts.
For example, under the Residential Property Act, developers must sell all units in a property within 2 years of obtaining a Temporary Occupation Permit (TOP).
Developers risk paying as much as millions in fines if they do not fulfil this, so they are more likely to undervalue their properties to try to offload them quickly than pay the penalty.
In other words, swooping in on unsold properties that are nearing their sell-by dates will let you buy them at hugely discounted prices.
Once you master this simple formula, you can own multiple properties at low cost.
