There are wealth to be made everywhere and in any market.
We are definitely not telling you to time the market. The fact is, nobody is able to know when is the bottom of the market.
However, we are able to tell if the current property cycle is on a up trend or a downtrend.
When it is currently going through a property downtrend market, we can always look for properties in other countries that are going through an uptrend property cycle and that’s where we can also invest in those countries and still make handsome profits!
In the arena of successful property investing, buying the right property at the right location is very important.
I’m not saying that you need to buy property in the prime district with the best location. Though these properties are in the prime location, the price are usually selling at a premium as well and the profits that you can possibly made from these properties will be limited.
However, if you purchase a property with a moderate location but at a low price, you may be able to reap a more handsome reward in the long run where the government continue to develop the country with more MRT lines like Singapore or undergoing major transformation in the area like Jurong for example.
It is also important to note that you should always be focusing on the value of the properties and not on the pricing of the properties.
In another words, do not fall in love with the property with fall in love with its numbers. There are many ways one can do to add more value to their properties.
Some examples would be that you can do some renovation on the house to improve on the interior design before selling out the properties.
A well designed interior will usually fetch a higher price than other units that are empty.
Another way of adding value to the properties would be to sell it with a current tenant that is giving the new owner a good rental yield.
Tenanted properties can command a premium over untenanted unit and you can earn more profits simply by adding more value to the property itself.
Ever heard of the saying, “The rich get richer?”
Today, if you are buying just 1 unit, you might be able to get some discount from the developer for the property.
However, if you are buying 20 units from the same developer, how much more discount do you think you are able to get?
I’m sure you would agree that it’s going to be much higher discount than just buying 1 unit.
This also means that your cost of purchasing a property is much lower than the average cost of a retail property investor and this gives you an unfair advantage and an edge over the rest of the people.
You could price your unit at a lower rental rate or even sell it at a lower price and still be able to make a handsome profit for your investment! And other people would still be scratching their head and wondering why you are stupid to sell your property at a lower price.
And that’s the power when a network of property investors come together as a mastermind group.
All these factors will need to come together in place in order to make a good investment.
Opportunities like that does not come by frequently but if you have a network of investors scouting for good property deals on a regular basis, then opportunities will be presented to you and it is up to you if you want to take action.
The differences between a good investors and an average investor is that good investors often take massive action to educate themselves in terms of property investment and take massive action when they see a good deal/opportunity presented to them.
