When you hear the word, Property Investing, what immediately comes to your mind?
For me, it used to be a couple of words like high risk, requires a lot of capital, the game for the rich people.
Does this sound familiar to you? Somehow or rather, I have formed my own thinking about how property investing should be like.
And the moment I hear about property investing, my answer is always a firm “NO”!
However, all these changed when I met my mentor, Jerome Tan.
I attended one of his seminars a couple of years back and at first glance, he seems like a very average person and I was very skeptical about what he has to say about property investing.
And the talk began, he was so candid and transparent, that I was simply hooked to his presentation throughout. What he shared open up my mind to the possibility of what property investing can do for a person.
Here’s what I learnt…
1. You do not need a lot of capital to invest in property
Jerome shared about how you can actually buy and invest in real estate with little or no money! And he even proved that this is possible with his own real-life case study.
“Whoever tells you that you need a lot of money to invest in properties do not want you to be rich!”
This sentence echoed throughout my body and I was so excited to learn about how it can be done.
With the rental income from your properties, you can actually pay off the monthly mortgage loan and still end up with passive rental income for yourself!
This is just 1 of the many ways you can actually purchase properties with little or no money down and through this method, even ordinary Singaporean earning an average salary of $2000 – $3000 can now own multiple properties!
2. You need to invest in the right place, a place where it is constantly developing and growing
When it comes to investing, there is no better instrument out there better than investing in properties.
Because in a small country like Singapore where land is sacred and the population is ever increasing, there is no other way for property prices to go except for up in the long term.
And when the Singapore government is so busy building up MRT lines all over the country, do you think that they are preparing themselves for a huge increase in population over time?
Look at countries like Hong Kong and Penang and you will find similar issues. The population is ever increasing and there’s just not enough land to go around to build houses for the people.
When the average people are complaining about this, the smart investors will seize this opportunity to scout for good properties and then make a handsome profit later on and this could change their entire financial life!
Just imagine making a handsome profit of 6 figures when you are able to sell off the property at a much higher price. Would that change you and your families’ life completely?
You can choose to be ‘right’ or you can choose to be ‘rich’. Which side are you on? I’ll choose to be rich every single time. No doubt about that. And I’m sure you will too.
3. You can get an unfair advantage over retail investors if you are in the right network
Ever heard of the saying, “The rich get richer?”
Today, if you are buying just 1 unit, you might be able to get some discount from the developer for the property.
However, if you are buying 20 units from the same developer, how much more discount do you think you are able to get? I’m sure you would agree that it’s going to be much higher discount than just buying 1 unit.
This also means that your cost of purchasing a property is much lower than the average cost of a retail property investor and this gives you an unfair advantage and an edge over the rest of the people.
You could price your unit at a lower rental rate or even sell it at a lower price and still be able to make a handsome profit for your investment! And other people would still be scratching their head and wondering why you are stupid to sell your property at a lower price.
And that’s the power when a network of property investors come together as a mastermind group.

Property Investing IS NOT Meant for everyone
There are steps and rules that you need to follow and there are legal structures that you need to learn about structuring a property deal.
However, this knowledge is so powerful that once you have the knowledge in your hands, you can become truly wealthy and very well be on your journey to becoming a true property investor and ‘landlord’, collecting rental income for yourself and your family for many years to come.
